A Fresh Space for Care in Modesto: Lumira Healthcare Orangeburg Phase 2 Complete

We’ve wrapped up Lumira Healthcare (formerly Livingston Community Health) Orangeburg Phase 2 in Modesto, California, delivering a tenant improvement that expands access to care in the area.

At 2,534 SF, this project proves that size doesn’t define impact. The space was reworked to support how both medical and dental teams actually operate day to day, with a layout that’s efficient, practical, and comfortable for patients coming through the doors.

We worked closely with API Architecture Plus, Inc., and Facility Designs to shape a space that fits Lumira Healthcare’s needs today and can adapt as those needs change. Strong coordination with our trade partners helped keep the project on track, leading to an on-time completion in January 2026.

With the completion of Phase 2, new dental services are now available, bringing an additional level of care to the Modesto community.
